Our long-term rental program is designed for owners seeking stable income and professional oversight, while our concierge program supports second-home owners with routine checks, vendor coordination, and hands-on local care. Are you licensed and insured in Montana?

Yes. 406 Flathead Property Management is a licensed Montana property management company. We maintain proper trust accounts for client funds and operate in compliance with state regulations. We also carry professional insurance coverage to protect both our clients and the properties we manage.

How do you determine the right rental price for my property?

We conduct a detailed market analysis using current comparable properties throughout the Flathead Valley, factoring in location, property condition, seasonal demand, and overall market trends. We price strategically to attract qualified tenants while protecting the long-term value and positioning of your home, ensuring strong income without compromising the integrity of your asset.

How and when do I get paid?

Rent is collected through secure payment methods including ACH transfer, direct deposit, check, or approved electronic payments. All funds are deposited into a secure trust account and disbursed to owners via direct deposit after rent clears and expenses are processed. Accounts are reconciled on the 10th of each month.

How are maintenance issues handled?

Tenants submit maintenance requests directly to us, and we coordinate with trusted local vendors to address issues promptly and professionally. For non-emergency repairs, we notify owners when costs exceed the agreed approval threshold.

Emergency repairs necessary to protect the property or maintain habitability are handled immediately to prevent further damage.
